We were appointed to act for Worcester Diocesan Board of Finance (DioBF) on its Grade 1 listed offices. There was a direct relationship between the landlord and the tenant with both parties being accountable to their charitable status.
We were appointed to work through the technical aspect of dilapidations to ensure that both parties could justify the financial settlement to their stakeholders.
PMP worked carefully with the Cathedral architects, conservation experts and the WDBF project team.
We identified areas where repairs would be limited by the confines of the conservation officer and English Heritage to demonstrate that the landlord was not at a loss for works that would not achieve conservation support.
We digitalised an old schedule of condition to verify the condition prior to the lease commencement. The outcome was a 50% reduction in the claim.
