PMP was instructed to prepare a Terminal Schedule of Dilapidations on behalf of our client (Squarestone), the landlord of a two-storey commercial office building located in Leeds City Centre.
Terminal Schedule of Dilapidations
The tenant occupied the first-floor suite (circa 6,000sq. ft) of the property on internal only repairing lease terms, with their lease due to expire in the months following instruction.
The tenant had informed our client that it was their intention to vacate the premises at the end of the lease term and that they were due to undertake a package of reinstatement works prior to their vacation.
Following lease expiry, PMP re-inspected the premises in order to prepare a Final Schedule of Dilapidations for service on the tenant. PMP also prepared a Letter of Advice for our client detailing any salient factors in negotiating the claim and our subsequent recommendations.
PMP commenced negotiations with the tenant’s representative in order to reach a reasonable settlement for both parties achieving a 70% settlement.
