10 Chiswell Street is a highly successful commercial office owned by Royal London Mutual Insurance (RLMI). This development already boasted excellent occupancy levels and so when the First Floor became vacant, RLMI took the opportunity to optimise the rental income potential by instructing a full refurbishment of the space.
With the demand for CAT A+ strong, RLMI appointed PMP to manage the process from inception to completion given our previous experience and successful similar projects for RLMI and other clients.
The first floor space extends to over 7,000 sqft and lent itself to the creation of open plan working with modern break out spaces and tea preparations areas. Requirements that PMP has found incoming tenants to desire and so to make the space as attractive to the market as possible, these were incorporated into the design.
Whilst open plan working remains in demand, a Boardroom was created in the remodelling to allow prospective tenants the opportunity to see that private space can also be incorporated without creating a sense of separation.
Clean lines and neutral colours were used to allow the space to be adapted to suit incoming tenants’ self brand and create their own corporate identity.
A full mechanical and electrical installation and upgrade was installed to meet current energy efficiencies and support reduced utilities costs.
PMP’s guidance throughout, backed by evidence of having achieved quick occupancy on newly refurbished CAT A+ offices for other clients, successfully presented RLMI with a new lease and a return on its investment of the first floor refurbishment.
