Bull Wharf is a modern office building arranged over six floors with stunning views over Bristol’s floating harbour.
The 2nd, 5th and 6th floors are undergoing a comprehensive refurbishment along with the reception and common parts.
PMP was instructed to prepare a Terminal Dilapidations claims against outgoing tenants, followed by negotiation to a mutual settlement.
From here, we were appointed as Contract Administrator and Principal Designer to procure the necessary works and bring the office accommodation back to a fully lettable condition.
We have been advising the client on strategy for recovering dilapidations, while procuring works to achieve a high rental value with engagement from the letting agent.
With a number of tenancies with lease events approaching, this has provided an opportunity to naturally phase these works while undertaking refurbishment of the entrance foyer and the construction of a shower block in the basement, taking advantage of void periods.
