A collection of buildings located on and adjacent to 280 George Street, including the Parish Halls, was previously owned by Glasgow City Council and housed, amongst others, the Inland Revenue.
Acquired by The Chris Stewart Group (CSG), this collection of buildings is now known as Love Loan and subject to a £100M+ development encompassing a 245-bed AC by Marriott Hotel, Residential Apartments and a mixture of restaurants, cafes, galleries and bars.
CSG appointed PMP to provide Contract Administration, Principal Designer and Cost Consultancy services for the conservation repair, refurbishment and fit out of the new leisure unit and 12Nr apartments in the first phase of the redevelopment. The project involved the careful conservation of the listed façade and roof.
PMP has worked closely with the architect to arrive at a considered design solution sensitive to the building’s heritage and the approval of the city’s planners. Innovative solutions include a damp proofing solution which avoids chemical treatments of existing masonry by improving natural ventilation and opening up the building to allow it to dry out during the works.
Other design features include carefully upgrading the party floor construction to meet fire, sound and thermal insulation requirements. On the fabric, PMP worked closely with the stonemason, the architect and the client to arrive at cost-effective repair solutions, meeting the approval of HES and the City Heritage Trust, which provided grant funding towards the works. Plant provision, construction of a mezzanine and compartmentation were given careful consideration to meet the client’s obligations to the incoming tenant.
By interrogating each package individually in detail, the team collectively presented a market tested Stage 3 proposal with a clear audit trail as to how the final solution was arrived at, complete with costs.
The scheme revitalises a prominent corner of Glasgow’s busy and famous George Square and is surrounded by buildings of historical and cultural significance.
