Clockwise Commercial Quay
Clockwise provides well-designed, contemporary private offices, shared workspaces and meeting rooms with a focus on attention to detail. This attention to detail dovetails with the services PMP provided to deliver Clockwise Commercial Quay for Castleforge Partners.
The first phase created over 35k sq/ft of flexible office space in Leith, one of Edinburgh’s busiest commercial districts.
Here PMP provided complete property investment solutions for the client through project management, contract administration, principal designer and cost management services. Each of these services were delivered by PMP, allowing decisions and actions to be achieved collaboratively in terms of cost and programme.
Clockwise offices are renowned for preserving architecturally significant and creating features of existing details as focal points in a contemporary designed office. This is a Cat-B refurbishment where the client was keen to push the design to new and higher standards while maintaining a viable budget. PMP’s multi-disciplinary approach allowed collaboration with the design team and the client.
The biggest challenge presented was that the existing M&E and legacy issues were not compliant with current regulations, resulting in exploratory works and a complete strip out of the service installations. A new M&E system was designed and the installation had to compliment the ‘old’ building but provide modern energy efficiencies to meet current standards.
A phased programme of the works allowed the client to release sections of the building to be used and generate revenue as works commenced in other areas. This strategy was proposed by PMP to allow our client to maximise its investment as early in the development as possible and allow them to market the offices to attract new users and members, showcasing the best of the Clockwise offering at the earliest opportunity.
