Project Description

Having completed the main refurbishment works to the building, Castleforge chose to continue the relationship with PMP and appointed them to carry out the 15,000sqq/ft CAT A+ fit out of the Ground and Basement floors. As the Client had also secured a tenant for the suite on level 1, PMP was asked to deliver the shell and core works in preparation for the Client fit-out.

The client brief for the ‘Tailored Suites’ was to ensure that the areas mirrored the design and feel of the previous Garment Factory refurbishment but with a greater focus on shared office amenities such as break out spaces, collaborative working spaces, entertaining spaces and kitchen areas.

Key Challenges

PMP’s management of the design team was important in order to capture the client’s refinement of the design to meet the ever changing local demand for plug and play office space, often requiring refinement of office suite sizes.

The design refinement to convert the otherwise unusable basement space to a welcoming and income generating lettable space was a particular challenge which involved exploring innovative mechanical, electrical and drainage design solution to be able to provide the client with a compliant design in a basement area of the building.

As Project Manager, PMP’s role of managing the process to align the project to ensure consistency with the design brand of the upper floors was critical to achieving the desired client brief and objectives.

This project was successfully delivered on programme and within budget. PMP achieved this by ensuring that there was a strict adherence by the design team and the contractor to the change control procedure which captured all site changes and to assess the associated programme and cost implications. The Design Team Action Tracker was a useful tool managed by PMP to ensure that all site design queries and request for information were actioned in good time to avoid any delays to programme.

PMP called upoon it’s extensive knowledge across the commercial office sector and it’s insight in to current trends and analysis of same, to advise the client on the best course to allow them to optimise the space and attract new tenants to the building in turn seeing Castleforge see a quick return on their investment.
