Sita House, Maidenhead

PMP provided Pre-acquisition advice at the point of purchase for Royal London Asset Management. This advice enabled RLAM to make a confident offer to purchase Sita House an asset that would further enhance their impressive portfolio.

Sita House is a 5 Storey building with a Gross Internal Area of 2659 sqm.

In addition to pre-acquisition advice, PMP provided Building Reinstatement Valuations/Costs for the Clients insurer.

Cambridge Research Park

PMP provided pre-acquisition advice and technical due diligence on 250,000sq.ft (23,226sq.m) of office accommodation, laboratories, industrial units and car showrooms.

The estate comprises 17 No. units ranging from 5,000 sq.ft – 34,000 sq.ft (464sq.m – 3,159sq.m)

PMP provided advice on the structure and fabric of the buildings and coordinated all other sub-consultants during the due diligence process.

PMP monitored the construction of the new build industrial units through to Practical Completion that would conclude the whole site purchase by RLAM.

Premier Inn, Leeds

  • Project Monitoring

RLAM’s Tenant, Premier Inn, identified that cladding was damaged to the building. Given that cladding and fire engineering are a hot topic, the Tenant decided to re-clad the associated areas of the building. PMP monitored the works for RLAM, reporting back on quality of installation, design and the programme. This ensured that RLAM could be confident that works completed were to standard and would have no impact on the Capital Value of the building within their portfolio once completed.

St Philips House

RLAM’s St Philips House asset was occupied on a long-term Lease on a Full Repairing and Insuring basis. This also included the communal areas which are usually retained for maintenance by the Landlord via the Service Charge.

As the Tenant was responsible for the communal areas, RLAM appointed PMP to complete a Dilapidations and Condition survey of these areas, to report back on the required works to ensure compliance with the standard expected under the Lease agreement.
