Project Description

Orchard Brae House is located on Queensferry Road, a main arterial route accessing Edinburgh City Centre and conveniently situated 15 minutes walk from the city’s West End. Orchard Brae House is extremely well connected to all parts of the city via Edinburgh’s extensive public transport network.

PMP provided Project Management and Contract Administration for the refurbishment of the 35,000 sqft office space to provide a virtually column free flexible open plan space.

The refurbished space offers users an on site cafe, gym, cycle storage and modern changing facilities which upon completion, had high occupancy levels.

Following the successful working relationship on the master refurbishment, the Client chose PMP to deliver the CAT A+ Fit Out of the vacant suites on behalf of an incoming tenant.

Working with the Design Team to deliver a contemporary office design the brief was to create space that would attract exciting tenants and allow future proofing of the space to allow them to grow and be flexible in their working environment. Upon completion the first CAT A+ suite was, as expected let quickly achieving rental incomes as planned. The Landlord was delighted with the result and has instructed further office suites to be complete to the same standards. These works are ongoing and are generating interest from potential tenants.

Future Proofing the space.

The design involved a balanced interior pallet which would be appeal to a wide range of tenants. It would also allow the tenants to add their own unique branding to the space, instantly allowing them to feel established and creating an exciting space to allow their team to be productive and creative.

PMP worked with experienced and reliable suppliers to provide modern, quality office furniture that prospective tenants could visualise in their own ‘branded’ space. The office layouts were deigned to provide create working zones that are flexible yet intimate enough to create an instant feeling of being welcome. A key component was provide good quality fitted kitchen and break out areas that allow users to disconnect but also to work collaboratively.

A number of CAT A+ Clients are seeking to deliver flexible space that allows tenants to grow, work safely and creatively and offers more than just a desk. Additional amenities such as gyms, cycle stores, break out kitchens and open work spaces allows tenants to attract the best talent and in turn their business can thrive and the value of the Client’s portfolio can be maximised.
