PMP advised the client on the acquisition and expenditure required on three industrial units within Newbridge Industrial Estate. The units were previously the warehousing storage and distribution facility for the Fyffes Group in Scotland.

The work involved the complete stripping out of the units along with removal of all external roofing and wall cladding panels. New wall and roof cladding panels along with office and toilet cores were to be provided for each unit. Roller shutter doors along with loading docks were also to be replaced / refurbished. In addition independent gas, water and electrical supplies were required for each unit.

Discussions were held with the Planning Department as to acceptable finishes and colours for the cladding. Building Warrant Approval was obtained for all the works in particular for the cladding which was not only required to meet appropriate U-values but also the Loss Prevention Council’s fire standards.

The client purchased the units with a view to offering them as individual, self-contained warehousing and distribution units on completion with internal floor areas of 48,000sq ft for unit 1, 45,000sq ft for unit 2 and 23,000sq ft for unit 3. All three units were let on FRI terms within 6 months of completion.
